Maintenance Technician

About the Role

 

The Maintenance Technician’s primary goal is to provide service to our residents. This position

will reiterate our corporate philosophy each time contact is made with a resident. The Maintenance Technician will work with the Maintenance Supervisor to provide an uncompromised style of living for each resident. The primary focus will be to assist in the retention of the resident through skilled, efficient, and professional service. The Maintenance Technician position reports directly to the Maintenance Supervisor.

 

DUTIES and SPECIFICATIONS:

The Maintenance Technician is responsible for the overall maintenance of the property,

including but not limited to:

 

• Perform independently technical maintenance repairs to plumbing, electrical, heating

and air conditioning, appliances, and any other aspect as needed.

• Perform apartment turnover maintenance in three to five business days and completion of turnover checklist. Turnover maintenance includes but is not limited to installation of

blinds, change filters, replace bulbs, replace drip pans as needed, and replace door

stoppers, caulk, and other miscellaneous repairs as needed.

• Common area maintenance, including sweeping, mopping, vacuuming, emptying trash,

pressure washing, cleaning windows etc.

• Use backpack blower; install ceiling fans and garbage disposal overhead.

• Straighten pool furniture and clean pool deck as needed.

• Follow all purchasing guidelines for area of responsibility.

• Pressure wash stairs, sidewalks, and breezeways

• Monitor building exterior for issues with roof, siding, shutters, etc.

• Clean light fixtures

• Keep breezeways clean by removing trash, stains, spider webs, etc.

• Help maintain an effective preventive maintenance program for area of responsibility.

• Assume primary responsibility for the safe condition of all equipment or structures in

area of expertise.

• Enter any newly purchased tools or equipment into inventory.

• Keep work area clean and orderly

• Observe all safety rules

• Perform all other duties assigned by the Maintenance Supervisor and the Property

Manager

 

SKILLS, KNOWLEDGE and ABILITIES:

• HVAC certified

• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances

• Ability to lift heavy objects

• Ability to communicate clearly with the residents.

• Ability to use and apply common sense understanding and good judgment

• Ability to work cooperatively and in a teamwork environment

MAINTENANCE TECHNICIAN

• Must possess attention to detail, manage time effectively and adapt to change in a

composed manner

• Ability to handle multiple projects and tasks and cope with stress in a composed manner

• Ability to respect and maintain confidentiality
