Maintenance Technician — Dallas-Fort-Worth-Metroplex

In Short

At EXXIR, the Maintenance Technician is the reason our residents trust that their home will be taken care of — the skilled hands behind every functioning fixture, every clean breezeway, every apartment that's ready before a new resident ever turns the key. This role exists because the standard of living we promise at Bishop Arts and Paradiso isn't just about aesthetics — it's about the quiet confidence that comes from knowing everything works.

You are not a repair person who shows up when things break. You are the person who keeps the property sharp before anything has a chance to go wrong. You're turning apartments in three to five days, walking the exterior to catch a roofline issue before it becomes a leak, maintaining the pool deck so it looks like it did on move-in day, and running a preventive maintenance program that protects both the building and the people who live in it. You move through the property with care and ownership — because to you, the details are the standard.

We are looking for someone who is excited to bring real craft to this work — someone who takes pride in a clean breezeway, a perfectly caulked threshold, and a resident who never had to ask twice. You understand that in a vertically-integrated community like ours, every repair is part of the experience.

What You'll Own

    APARTMENT TURNOVERS
    From the moment a resident moves out, the clock is yours. You complete every turnover — filters, blinds, bulbs, caulk, and all — within three to five business days.

    TECHNICAL REPAIRS
    Plumbing, electrical, HVAC, appliances — you handle them independently and correctly. Residents shouldn't have to follow up.

    COMMON AREA UPKEEP
    Breezeways, stairwells, pool deck, light fixtures, windows. If a resident walks past it, it should look like someone cares.

    EXTERIOR MONITORING
    You walk the building with a trained eye — roof, siding, shutters, and structure. You catch small things before they become expensive ones.

    PREVENTIVE MAINTENANCE
    You don't just respond — you anticipate. You help maintain a preventive maintenance program that keeps the property ahead of wear, not behind it.
  • 06
    TOOLS AND INVENTORY
    Every new tool or piece of equipment gets logged. Your work area stays clean, your supplies stay accounted for, and purchasing guidelines are followed without exception.

About You

Must-Haves

  • HVAC certification
    Current and valid. This is a baseline requirement for the technical scope of the role.
  • Hands-on maintenance experience
    You've worked in plumbing, electrical, HVAC, and appliance repair — not just one of them. Residential property experience is a strong plus.
  • Apartment turnover experience
    You know what a tight turnover looks like and how to execute one efficiently without cutting corners on quality.
  • Physical capability for the work
    This role requires lifting heavy objects, working overhead, operating a backpack blower, and pressure washing — you're comfortable with all of it.
  • Clear communication with residents
    You can explain what you're doing, set expectations, and leave a resident feeling reassured — not confused or dismissed.
  • Attention to detail and composure under pressure
    You manage multiple tasks at once without letting things slip. When priorities shift, you adapt — calmly and without drama.
  • Respect for confidentiality
    You're entering people's homes. You treat that access — and everything you see — with discretion and professionalism.
  • Bilingual communication skills
    Spanish fluency is a genuine asset in our communities and helps ensure every resident feels heard and helped.

Nice-to-Haves

  • Experience in a vertically-integrated property portfolio
    You've worked across multiple properties or building types under one ownership group and understand how standards travel across a portfolio.
  • Pool maintenance familiarity
    Basic knowledge of pool deck upkeep, furniture care, and surface cleaning. Certification is a bonus but not required.
  • Preventive maintenance program ownership
    You've helped build or manage a PM schedule before — not just followed one. You understand why it matters.
